(SAN ANTONIO, TX) – San Antonio-based Embrey Partners has received zoning approval to turn 8.2 acres of commercially-zoned land in the Legacy Shopping Center at Loop 1604 and Highway 281 in north San Antonio into a 289-unit apartment development, making this the third mixed-used community Embrey has built along the 281 corridor.

The zoning change makes way for a multifamily component in the Santikos Legacy development master plan, says John Kirk, executive vice president of development for Embrey Partners. “This is very unique for the area. We’re urbanizing the suburbs. There’s no longer this line drawn in the sand between city and suburb. People can have that urban, walkable experience they want with a suburban location,” he adds. “Embrey has had success with similar mixed-used projects like the one at the Quarry with Artessa and is now bringing it further north to Legacy.”

Construction on the Legacy apartments could start as early as late spring 2014.

Plans include three- and four-story buildings with tuck-under and surface parking, private garages, elevators, views of the Hill Country to the north, a dog park, a two-level fitness facility and a resort-style infinity pool with private cabanas in an ultimately walkable environment with easy access to retail and restaurants nearby.

The Class A apartments will range in size from 550 square feet for a one-bedroom unit to 1,200 square feet for two bedrooms and will be designed with Gen Y in mind – offering the convenience and choices of an urban environment but built outside of the city center. “The design is Texas contemporary. We’ve taken great care to complement the Texas Hill Country and the existing retail,” says Kirk.

The Legacy development includes 326,455 square feet of retail, including direct access to Lifetime Fitness, Best Buy, Staples, Main Event, Buffalo Wild Wings, Starbucks, Men’s Warehouse and a Saturday and Sunday farmers market. In addition, the development’s proximity to the 1604/281 intersection provides easy access to a plethora of retail and services in all four directions.
