A prominent 4-acre plot on Broadway Street is one step closer to being transformed into a new mixed-use property.

On Thursday, local developer Embrey Partners Ltd. received zoning approval from the San Antonio City Council for a project at 7600

Broadway St. on the triangular block bounded by Broadway Street,Nacogdoches Road and East Nottingham Drive. Embrey Partners is

planning 223 apartments and 60,000 square feet of office space. The complex will be six stories tall, with offices on the bottom three floors

and residences on the top three floors.

Embrey Partners plans to move its corporate headquarters to the new building and occupy a floor. The company’s current office is at 1020

NE Interstate 410 Loop.“The zoning change is a successful step toward creating significant improvements for residents of this

area,” John Kirk, executive vice president of development for Embrey Partners, said in a statement. “This development will be in keeping with the

neighborhood plan, and we really did what we felt was best for our neighbors.”

Embrey plans to charge $3,000 to $4,000 a month for the apartments, which will range from under 1,000 square feet to 2,000 square feet. This range of

$2 per square foot to more than $3 per square foot will immediately put it among the most expensive apartment properties in San Antonio, with the

likes of Rivera on Broadway, The River House, Jones and Rio, the Maverick apartments downtown and both Pearl’s Can Plant and Cellars, according to

Austin Investor Interests. If rents hold, this project would also feature the most expensive apartment rents north of Pearl.

It is not clear how much Embrey plans on charging for office space at the development. Embrey said the apartment interiors will feature hardwood

floors, quartz countertops and 10-foot ceilings. The complex will feature amenities such as a rooftop pool, garden plaza, conference rooms, business

center, golf simulator, concierge and valet services, a pocket park and 10-foot sidewalks around the entire project.
