The Brackenridge at MidTown — $32 million investment in urban core
(San Antonio) — Embrey Partners has broken ground on The Brackenridge at MidTown, a 282-unit luxury rental community on the Broadway corridor. The development represents a $32 million investment that will help revitalize the city center and serve as a hotspot for residents attracted to an urban, walkable lifestyle.
Located in the Mahncke Park neighborhood adjacent to historic Fort Sam Houston, The Brackenridge at MidTown is close to major employment centers and within walking distance of Brackenridge Park and Golf Course and the future site of the San Antonio Children’s Museum. The community also affords easy access to various shopping, dining and live music venues, as well as the Pearl Brewery and the Broadway Reach, which includes the Witte Museum, the San Antonio Museum of Art, the McNay, the Botanical Gardens and the zoo.

Built with $2.9 million in city incentives to spur city center development, the project includes $783,000 in public improvements and replaced a residential complex that had long been plagued by public health and safety concerns.
“This project represents the City’s steady progress toward fulfilling the Decade of Downtown by creating a vibrant, urban core with attractive housing options,” Mayor Julián Castro said.
“It is encouraging to see the city and development partners dedicated to the preservation of the urban core through revitalization efforts,” said Councilwoman Ivy Taylor. “The Brackenridge at MidTown is one huge step in the right direction for continued revitalization efforts that will provide residents with exciting housing alternatives, protect the heritage of the urban core, and will imprint the beginning of a positive walkable community for our future generations.”
During the demolition process, Embrey preserved as many of the property’s heritage oaks as possible, incorporating many into the design and layout and partnering with the San Antonio Children’s Museum to give the remaining trees a new life at the museum’s new location. In February, the museum hired local arborist Tree Wise Men to move two mature heritage oaks by crane for transplantation at the new site. In addition, Green Wood Milling took several trees from the property, including oak, Chinese tallow, elm and juniper, and will use them to construct a tree house and artistic furniture for the museum.
“Preserving the natural beauty of the area and connecting the new Museum to the landscape of Brackenridge Park has been a goal throughout our master planning process. Partnering with Embrey Partners to replant two mature oak trees on the Museum property has played a tremendous role in capturing that natural beauty,” said Vanessa Lacoss Hurd, executive director for the San Antonio Children’s Museum.
Unlike the high-rise concept common to urban areas, The Brackenridge at MidTown is lower density with surface, private garage and on-street parking coupled with open terraces to the roadway, while preserving a tree-lined streetscape with sound design practices.
Units range from a one-bedroom, 594-square foot loft for $855 a month to a three-bedroom, 1,439-square foot apartment for $2,072 per month. Situated on a hillside, residents will enjoy private balconies and patios with panoramic views of San Antonio’s downtown skyline, Trinity University, the University of the Incarnate Word, the San Antonio Botanical Gardens and Fort Sam Houston.
Living spaces feature stainless steel appliances, granite countertops, track lighting, designer cabinetry and pantries, walk-in closets and full-size washer and dryer connections.
Other amenities include a swimming pool and grilling area, an outdoor lounge with a wooden trellis and outdoor fire pit, a dog park with fountains, an indoor social lounge, a full-size catering kitchen, a video gaming area, game room with billiards, foosball and shuffleboard table, a business center and internet café, complimentary WiFi in common areas and a 24-hour fitness center and yoga/cardio studio with televisions.
